How the ₦1.245Trn Highway Project is Driving Gombe Real Estate
The federal government has begun the reconstruction and dualization of the 125-kilometer Gombe-Biu transport route, which is considered one of the strategic routes in the Northeast of Nigeria and is estimated to be worth ₦1.245 trillion.
Governor Muhammadu Inuwa Yahaya, representing the President, Mallam Bola Ahmed Tinubu, officially flagged off the project at Liji, Gombe State, on 4th June, 2026. The minister of works (MOW), David Umahi; members of the National Assembly committees on works; traditional rulers; community leaders; and executives of Hi-Tech Construction Company, the contractor for the works, were present at the event.
The highway is a critical link in the Akwanga–Jos–Bauchi–Gombe–Biu–Maiduguri road, which is one of the most important transport corridors in Nigeria that connects the Northeast to the rest of the country. The project aims to enhance the connectivity and promote economic activities in the region, said the federal government.
The road will undergo reconstruction and upgrading to a dual carriageway with rigid pavement technology to be 125 km long. The Federal Ministry of Works said the pavement design was chosen to be more durable and less expensive in the long run.
Governor Inuwa Yahaya, in his address, called the project a “transformative investment for the Northeast.” The road is used as an important transport route for commercial transport, agricultural produce, movements of livestock, and interstate trade, he added.
The governor said the highway had been built originally in 1962, and the last time it was paved over was in 1976. The road has been in poor condition, despite being important for the regional economy, since then. He said the former administration had not been able to go through a complete reconstruction of the route.
According to the minister of works, David Umahi, the project is in line with the commitment of the federal government to modernize all critical infrastructure in the country. “The new highway will enhance access to the key agricultural, commercial, and industrial hubs and cut down travel time and transportation costs,” he said.
The project will impact a wide range of logistics providers, equipment makers, farmers, and investors in real estate within the Northeast. The paving of the road connecting Gombe to Borno and other neighboring states will likely improve goods transportation between the two states and boost market access and supply chains for businesses.
The highway also leads to the 184 ha agro-livestock development zone in Gombe State with an abattoir and an international livestock market, which is a state-of-the-art facility. Industry stakeholders are convinced that better connectivity can facilitate livestock trading and agricultural processing and development of the value chain across the region.
The project may help make places along the corridor more appealing to property developers and investors. Greater accessibility can also lead to higher land values and greater demand for residential and a higher level of investment in logistics, warehousing, and commercial real estate.
The project is also anticipated to benefit the construction-related industries. In the execution phase, demand for cement, aggregates, steel products, heavy equipment, and engineering services is expected to rise, providing opportunities for contractors and suppliers.
The stakeholders at the event said that the project is a significant one for the transport corridor, which has been neglected for years and years. They highlighted the need for a strong funding program and project management in order to deliver successful projects.
When it is completed, the Gombe–Biu dual carriageway will enhance the safety of the road, lower operating costs of vehicles, promote commerce, and promote economic integration in the Northeast.
The project is worth an estimated ₦1.245 trillion; it is one of the biggest road infrastructure investments currently taking place in the region and is projected to contribute to the nation’s future economic development, trade expansion, and real estate development.
