Twenty-seven Nigerian homebuyers have taken possession of their properties at Ibudo Wura, an affordable housing community located along the Lekki-Epe Expressway in Lagos.
The homeowners received the keys to their properties over the weekend in a handover ceremony organised by Mixta Africa, the developer of the estate.
The latest handover brings the total number of completed homes at Ibudo Wura to 192, marking another stage in the development of the community and Mixta Africa’s wider housing delivery programme across Africa.
For the new homeowners, the event marked the end of the waiting period between purchasing their properties and taking physical possession.
For the developer, it also represented another opportunity to demonstrate its commitment to delivering completed and serviced communities to customers who have invested in its projects.
Mixta Africa expands housing delivery
Mixta Africa is one of West Africa’s leading real estate developers and has operated since 2005.
Over more than two decades, the company says it has delivered more than 30,000 homes across Africa. Its projects span Nigeria, Senegal, Tunisia, Morocco and Côte d’Ivoire.
In Nigeria, its development portfolio includes Lakowe Lakes Golf & Country Estate and Beechwood Estate, both located along the Lekki-Epe Expressway.
The company also developed Fara Park in Sangotedo, Lagos, Expressview Estate in Lugbe, Abuja, and Garden City Golf Annexe in Port Harcourt.
The developer said its broader objective is to contribute to addressing Africa’s housing deficit through large-scale communities that are sustainable and properly serviced.
The completion of additional homes at Ibudo Wura therefore forms part of that wider housing delivery strategy.
The company considers the handover of a completed home an important stage because it is when a customer’s investment becomes tangible.
A property that has been delivered can now be occupied, used and maintained by its owner.
For the developer, however, delivery also represents the responsibility that comes with the confidence customers place in a real estate company when they commit their money to a property.
Mixta Africa highlights importance of customer trust
Tola Akinsulire, Group Chief Commercial Officer of Mixta Africa, described the handover as an important part of the company’s relationship with its customers.
He said the latest delivery builds on Mixta Africa’s more than 20-year record of delivering homes across Africa, with more than 30,000 homes delivered to date.
According to Akinsulire, receiving the keys is one of the most important moments for a customer because it turns the developer’s promise into something tangible.
He noted that purchasing a home involves a major financial and emotional commitment.
As a result, buyers need confidence that the property they have paid for will eventually be delivered.
Akinsulire said 27 more families had now taken possession of homes they could call their own.
He added that the company’s responsibility is to continue earning the trust of its customers through consistent delivery across its various communities.
For the homeowners at Ibudo Wura, he explained, the handover marked the completion of their journey from purchasing a property to taking possession of it.
Homebuyers praise quality and environment
Some of the new homeowners also shared their experiences after receiving their keys.
Soprinye Banjo, one of the homeowners, expressed satisfaction with the quality of the property and the surrounding environment.
She said what she saw represented good quality for the price and described the development as an excellent job.
Banjo also said she was impressed by the environment.
After interacting with engineers and facility managers at the estate, she said she was confident that her family would be well supported within the community.
Another homeowner, Yetunde Oyegunle, said she was introduced to Mixta Africa and Ibudo Wura by a friend before deciding to purchase a property.
She said she was initially willing to give the development a try but became overwhelmed when she visited the estate and saw what had been delivered.
Oyegunle described the estate as beautiful, praised the finishing of the homes and said the environment was conducive for residents.
Based on her experience, she said she would recommend the developer to other people interested in owning property.
Her comments highlight an important aspect of homeownership in Nigeria, where buyers often consider not only the building itself but also the surrounding environment, infrastructure and facilities when making a property investment.
Financing supports access to Ibudo Wura homes
One of the notable features of the Ibudo Wura development is the financing structure available to prospective homeowners.
According to the developer, buyers can access financing with equity contributions as low as 10 per cent, payable over six months.
The financing comes with an interest rate of 9.75 per cent per annum.
Loan tenors range from five to 20 years, while indicative monthly repayments start from N534,785.
The financing is available through the Ministry of Finance Incorporated (MOFI) Real Estate Investment Fund, also known as MREIF.
Access to longer-term financing is important in Nigeria’s housing market because the cost of purchasing a home remains beyond the immediate financial capacity of many potential buyers.
A financing structure that allows qualified buyers to spread repayment over several years can reduce the need to fund the entire purchase from personal savings.
However, the final affordability for each buyer will still depend on income, loan eligibility, equity contribution, repayment period and the price of the selected property.
Ibudo Wura remains open to new buyers
While 27 homeowners have now received their keys, Ibudo Wura remains open to prospective buyers.
Mixta Africa said available homes currently start from N58,319,000 for outright purchases.
The available property options include one-bedroom apartments as well as two-bedroom row houses and H-type units.
Buyers have the option of making outright purchases or using six-month and 12-month instalment payment plans.
This provides different payment options for prospective homeowners depending on their financial capacity and preferred purchase arrangement.
The estate’s location along the Lekki-Epe Expressway also places it within one of Lagos’ major residential and development corridors.
The area has continued to attract residential developments as demand for housing expands along the Lekki axis.
For prospective buyers, however, the decision to purchase a property should extend beyond the initial price.
Factors such as title documentation, infrastructure, estate management, accessibility, service charges and the terms of any financing arrangement are important considerations before committing funds.
Housing delivery remains a major challenge
The Ibudo Wura handover comes against the wider challenge of providing affordable and accessible housing for Nigerians.
Housing developers face pressure to deliver homes at prices that buyers can afford while dealing with land, construction, infrastructure and financing costs.
For buyers, access to financing remains equally important.
A completed house may be available, but without suitable financing, many potential homeowners may still struggle to purchase it.
The financing structure attached to Ibudo Wura therefore forms an important part of the development’s proposition.
The combination of a 10 per cent equity requirement, repayment periods of up to 20 years and a stated interest rate of 9.75 per cent per annum is designed to make home acquisition more manageable for eligible buyers.
At the same time, the latest handover shows the importance of actual delivery in the real estate market.
For a buyer, the value of a property purchase is ultimately realised when the promised home is completed and possession is transferred.
With 192 homes now completed at Ibudo Wura, Mixta Africa is continuing its housing delivery programme while keeping the estate open to new buyers.
Prospective homeowners interested in the development can contact Mixta Africa’s sales team to arrange a site inspection or request the complete Ibudo Wura fact sheet.
The latest handover therefore represents more than a key ceremony. It marks 27 additional households moving from property buyers to homeowners, while adding to Mixta Africa’s stated record of more than 30,000 homes delivered across Africa since 2005.
